Establish your budget, including purchase price, taxes, and additional costs.

Get Pre-Approved:

Secure a mortgage pre-approval from a bank or financial institution if you need financing.

2. Property Search and Viewings

Property Search:

Based on your criteria, ViVi Real Estate will provide a curated list of properties on the Costa del Sol.

Schedule Viewings:

Arrange to visit properties with one of our experienced property consultants.

Compare Options:

3. Making an Offer and Negotiation (1 Week)

Deposit and Signing Reservation contract:

Pay a deposit to reserve the property and sign the reservation contract.

4. Legal and Administrative Steps

Hire a Lawyer:

Engage a local lawyer recommended by ViVi Real Estate to handle legal matters.

Obtain NIE Number:

Apply for a Spanish Tax Identification Number (NIE) if you don’t already have one.

Draft Purchase Contract:

Your lawyer will prepare or review the purchase contract (Contrato de Compraventa).

Conduct Legal Checks:

Your lawyer will verify the property’s title and check for any outstanding issues.

5. Finalizing the Purchase (2-4 Weeks)

Transfer Remaining Funds:

Pay the remaining balance, including the purchase price and additional costs.

Sign the Contract:

Attend a meeting with the seller and notary to sign the final sale contract (Escritura de Compraventa).

Notarization:

The notary will officially notarize the contract, making it legally binding.

Register the Property:

Your lawyer will handle the registration of the property in your name with the Property Registry (Registro de la Propiedad).

6. After Sales

Set Up Utilities:

Transfer or set up utility services in your name (e.g., electricity, water, internet).

Arrange Property Management:

7. Moving In (Variable)

Prepare the Property:
